East Lynnwood subdivision again tabled in Salisbury

A revamped housing project proposed for eastern Salisbury Township has been tabled for a second time.

The major subdivision project was reviewed by the Salisbury Township Planning Commission at its Aug. 28 meeting. Planners voted 7-0 to table the plan.

Thomas P. Williams Jr. proposes to subdivide one lot into six lots for the development of four twin dwellings and two single-family detached dwellings at 621 E. Lynnwood St.

When tabled by a 5-0 vote at the June 26 township planning commission meeting, the plan was to have seven lots for the development of six twin dwellings and one single-family detached dwelling.

The overall parcel is 40,800-square-feet. The new twin lots will each be 5,400 square feet. One single-family detached lot will be 8,400-square-feet. The other single-family detached lot will be 10,800-square-feet.

The property in the R4 Medium Density Residential zoning district was last utilized as a greenhouse.

An environmental test for soil on the property was deemed by planners to be incomplete.

Planners voted 7-0 to grant several waivers, including depiction of man-made features on the plan.

Planners agreed to a 90-day time extension for the subdivision plan.

Also, at the Aug. 28 meeting, planners voted 7-0 to approve a lot consolidation project submitted by William Young to consolidate properties at 3214 Capital St. and 3206 Capital St. into one parcel.

The property at 3214 Capital St. is improved with a single-family detached dwelling. The property at 3206 Capital St. is vacant land.

The combined property will contain 14,400-square-feet of land.

The property will remain as a single-family detached dwelling. No development is proposed at this time.

Each property is in the R4, Medium Density Residential zoning district.
