Wild Cherry Estates discussed at planning commission meeting

The March 12 meeting of the Lower Macungie Township Planning Commission meeting involved the discussion of the Wild Cherry Estates plan.

There were three other projects: ABE Doors, Hamilton Square and Al-Maqasid Learning Center taken off the agenda at the applicants’ request.

The Wild Cherry Estates plan was represented by Brian Boyer of Boyer Engineering. The plan included 17 single family units on a single lot. The property is located on Wild Cherry Lane and is neighboring Spring Ridge Park. There are emergency access points proposed on the property.

Township Planning Director Nathan Jones noted roughly half of the property is within the 500-year flood plain and there are a couple of easements running through the property.

Boyer talked about trying to get the road out of the 500-year flood plain. He talked about moving the cul-de-sac back out of the 500-year flood plain and asked if he could get relief on a portion of the road near the cluster mailboxes.

Boyer also said he would look into moving the stormwater basins out of the 500-year flood plain, but that would be more challenging than moving the road.

Boyer explained the homeowners association would own and manage the land on the property, while the homeowners would own their specific condo units.

Township Commissioner Maury Robert had questions about lot lines setbacks and side yards on the property.

Boyer said the plan honors the setback and side yard regulations.

The planning commission voiced concerns regarding flooding and proximity to the Little Lehigh Creek. Planning Commission Chair Wesley Barrett said it was unlikely the project would get leniency when it came to the flood plains.

Boyer said the portion of the road in the flood plain would be about a 30-foot section by the cluster mailboxes.

The planning commission suggested lowering the number of condos in order to keep the road and stormwater basin out of the flood plain. The discussion was tabled.

The next Lower Macungie Township Planning Commission meeting will be April 9. Usually the planning commission meets the second Tuesday of every month and occasionally there is a workshop meeting on the third Tuesday of the month. There will be no workshop in March.

Meetings begin 6 p.m. and currently all planning commission meetings are held both in person and over Zoom with a video recording uploaded to the township’s YouTube channel after the fact.
