Land development decisions made
At the Feb. 1 Lower Macungie Township Board of Commissioners meeting, several land development projects were on the agenda for consideration.
The Topgolf Lehigh Valley which will be part of the Lehigh Valley Town Center project at 361 Schantz Road and 4511 Cedarbrook Road, was approved with Resolution 2024-06.
A subdivision for 6130 Sauerkraut Lane for DNJ Property Group, LLC was approved as Resolution 2024-05. The property is located across from Willow Lane Elementary School and the Brandywine Fire House. This is a 22.5 acre subdivision which will be divided into three lots. No construction is considered; however, existing buildings on Lot 3 will remain. A pedestrian path will be added to all three lots.
Resolution 2024-07 for Brookside Meadow Apartments was considered. This land development project is located at 3500 Brookside Road, neighboring Wehrung’s Home Center. There was a conditional use hearing about this recently.
Due to traffic and water concerns, the project was not approved. Brookside Road is a state road. In an effort to remedy traffic concerns, a traffic light was proposed for Indian Creek Road. The state denied the request. This makes the road very difficult to make turns and cross as a pedestrian.
The lot is also considered flood prone and has been so numerous times. The Swabia Creek runs through the property.
Commissioner President Brian Higgins was not present at this meeting but wrote a letter with his concerns. Higgins said his concern was based on the health, safety and welfare of residents. With traffic and water concerns, he would vote no if present.
The resolution for this project was not approved with only Commissioner Maury Robert voting in favor.
There was consideration for a Letter of Map Revision. This would be the Federal Emergency Management Agency Floodway Map which would be related to the Brookside Meadows project. The revision was considered and approved despite the denial of the land development.
Polling places have been considered for the community center and Hills of Lockridge community center. These agreements were approved.
Sewer planning modules were considered for 1740 Spring Creek Road (Hart property) and Schoeneck Park, a minor subdivision on Creamery Road. Both were approved.
There was an executive session Jan. 23 after the workshop to discuss land acquisition and conditional use deliberation. There was another executive session for conditional use deliberation after the Feb. 1 meeting.
