Lehigh Terrace manufactured homes approved

Two new replacement manufactured homes have been approved at Lehigh Terrace in Salisbury Township.

The approvals were part of a three-hour-and 40-minute Salisbury Township Zoning Hearing Board meeting April 12 during which two other requests for appeals were granted.

A. Hunter Homes, LLC appealed Salisbury Township Planning and Zoning Officer Kerry Rabold’s decision denying the placement of a manufactured home on Lot No. 8 in Lehigh Terrace, 1414 E. Susquehanna St.

The property is in the R5 Medium High Density Residential zoning district.

The appeal of Rabold’s decision was made on the basis it is a pre-existing, nonconforming site.

In the alternative, the applicant sought variances to place a manufactured home with 4 feet between dwelling units (15 feet required) and 2-feet setback from the cartway (10 feet required).

Zoners voted 3-2 to deny the appeal on the basis of the pre-existing, nonconforming site.

Zoners voted 5-0 to grant the variances.

A. Hunter Homes, LLC also appealed Rabold’s decision denying the placement of a manufactured home on Lot No. 6 in Lehigh Terrace.

The appeal of Rabold’s decision was also made on the basis it is a pre-existing, nonconforming site.

In the alternative, the applicant sought variances to place a manufactured home with 10 feet between dwelling units (15 feet required), 10-feet setback from exterior lot lines (50 feet required) and 5-feet setback from the cartway (10 feet required).

Zoners voted 5-0 to grant the variances.

Jessica Ritz requested variance relief to maintain a 6-foot, privacy-style fence within the front yard at 3054 S. Pike Ave. (a maximum 4-foot, picket-style is permitted).

The property is in the R4 Medium Density Residential zoning district.

Zoners voted 5-0 to grant the variance.

Raad Almir requested variance relief at 3064 Lanze Lane to maintain a two-story deck (maximum 6-foot-high above the surrounding average ground level permitted; height unknown), concrete patio (15 percent maximum impervious surface permitted; 24.82 percent exists) and brick wall (maximum 3-foot high permitted; 3.5 foot exists).

The property is in the CR Conservation Residential zoning district.

Zoners voted 5-0 to grant the variances.

The Salisbury Township Zoning Hearing Board is next scheduled to meet 7 p.m. May 10 in the meeting room of the municipal building, 2900 S. Pike Ave.

The Salisbury Township Board of Commissioners is scheduled to meet 7 p.m. April 27 in the meeting room of the municipal building.
