Parcels totaling 120 acres up for auction

Parcels of land totaling approximately 120 acres on Lehigh Mountain in the vicinity of Walking Purchase Park in Salisbury Township are up for real estate auction April 25.

Signs along East Susquehanna Street and in the areas of the parcels and on a website state Tom Hall Auctions, Inc. will auction the parcels, which are in Salisbury Township and the City of Allentown.

The parcels are included in an auction of 33 properties in the region to begin 11 a.m. April 25 at Delta by Marriott, 7736 Adrienne Drive, Breinigsville.

Parcels in Salisbury and Allentown are to be auctioned 12:35 p.m. to 2 p.m. April 25 at Delta by Marriott.

“Get ready for the auction of a lifetime! This is your chance to buy prime real estate in the Lehigh Valley, one of the fastest-growing regions in Pennsylvania,” the Tom Hall Auctions website states.

The website describes the parcels as “Prime Real Estate Auction” the auction house is selling for The Estate of William R. Mayo.

The 530-acre Walking Purchase Park, also known as Lehigh Mountain Park, is between Lehigh Mountain, north of East Susquehanna Street and the Lehigh River, bordered by Allentown and Bethlehem.

The Salisbury Township Environmental Advisory Council, which heard a presentation by a representative of Wildlands Conservancy, is holding an Earth Day cleanup 10 a.m. to 1 p.m. April 22 in Walking Purchase Park. The park is accessed by Constitution Drive from Allentown and Riverside Drive from Bethlehem.

Although some of the parcels to be auctioned have Allentown as a mailing address, some of these are in Salisbury Township. The parcels include address, parcel size, taxes and parcel ID.

Lot numbers 18-25 will be offered as drawn and numbered in the diagram, then in combination, then as a whole. The website includes two diagrams of the parcels.

According to the website, the auction is: “Selling Absolute No Minimums or Reserves.”

The information will be promptly updated if any changes are necessary according to the website.

The website lists terms for bidders attending the live auction event:

Purchaser(s) will be required to pay at the time of auction a nonrefundable deposit (or deposits) in the amount of 10 percent of the purchase price(s) by personal check(s). All state and local realty transfer taxes will be paid by purchaser(s) at time of final settlement. No buyers fee.

Terms for online bidders are “coming soon,” according to the website.

At time of final settlement, the seller at seller’s expense agrees to make, execute and deliver to the purchaser a deed or deeds conveying a good and marketable title to the properties, free and clear of all liens, easements and encumbrances (except any existing easements and restrictions in the chain of title or appearing upon the ground) and such as will be insurable at regular rates and without exception by a reputable title insurance company authorized to conduct business in Pennsylvania.

The properties are being sold in their present “as is” condition. Possession will be given to the purchaser(s) at time of final settlement, according to the website.
