Salisbury Township Zoning hearing board approves three appeals

Two appeals were approved by the Salisbury Township Zoning Hearing Board Nov. 3, postponed from Nov. 2 because of the general election use of the municipal building meeting room.
Zoners approved each appeal by separate 5-0 votes. There were no objectors to the appeals at the in-person meeting.
A third appeal was approved by a 5-0 vote at the Oct. 5 zoning hearing.
The first appeal concerned a nearly identical appeal for placement of a sign approved previously by zoners.
Cedar Crest Professional Park VII, LP was approved for a variance to construct a free-standing sign at 1245 S. Cedar Crest Blvd., with a sign face of 100-square-feet, where 60-square-feet is permitted and with a height of 11.5 feet, where 10 feet is permitted. The property is in a C1, Office Laboratory zoning district.
Zoners approved an identical sign at the May 18 hearing, but for placement on the south side of the entrance to the office park. The sign, as approved, will now be placed on the north side of the entrance.
Bryan Ritter, president, Jena Engineering, Corp., said location of underground utilities necessitated the change in location for the sign.
“There were some underground conduits and a tree. What we decided to do is move it [the sign] to the north side,” Ritter explained to zoners, adding, “Because it changed, we had to come back. It’s exactly the same plan.”
Ritter said three other signs at the property entrances will be removed.
The new sign will have space for the listing of eight businesses or offices.
The sign would not be illuminated 10 p.m. to 6 a.m.
“The eight slots on the sign will serve other tenants in the complex,” Attorney Kent Herman, zoning board chairperson, said.
The second appeal zoners approved was from Calvin and Annie Greaves, 730 E. Tioga St., for a variance to construct a parking pad within the required side yard setback where 6 feet is required, but 3 feet is proposed. The property is in the R4, Medium Density Residential zoning district.
“We have two cars and we park one on the street. And we had our car broken into twice,” Annie Greaves said.
At the Oct. 5 hearing, zoners voted 5-0 to approve a variance appeal by Muneshwar Rupa, 3505 Country Club Road, for a 512-square-feet carport within the required side yard setback where 6 feet is required but 2 feet is provided. The property is in the R3, Medium Low Density Residential zoning district.
The next scheduled zoning hearing board meeting is 7 p.m. Dec. 7 in the municipal building meeting room, 2900 S. Pike Ave.
