Commissioners discuss residential developments and restaurant projects

During the Oct. 12 Lower Macungie Township Planning Commission meeting there were three projects discussed.

These three projects were Brookside Meadows Apartments, Spring Creek Settlement Subdivision and the Hamilton Crossings Modification Plan for The Park at The Shelby.

Two other projects, DADD Pizza Macungie Craft Brewery and 1863 Pembrooke Drive lot consolidation, were removed from the agenda at the applicants’ request.

The first project discussed was a conditional use application for Brookside Meadows Apartment.

Planning Director Nathan Jones talked about the outdoor amenities including a walking trail around the stormwater basin as well as a seating area for grilling and fire pits.

Jones had some concerns about stormwater and the possibility of flooding on the property.

There were also some concerns about traffic issues on Brookside Road.

Commissioners were looking for a crosswalk across Brookside Road so residents could walk to the nearby township community center and pool.

The project was represented by Attorney Katherine Durso of Fitzpatrick Lentz and Bubba.

Durso agreed with the planning commission she has yet to resolve the stormwater issue on the property.

Commissioners also talked about widening Brookside Road and putting in a turning lane and traffic signal at the intersection. There also was a discussion about widening the access road.

Durso said they have the ability to make improvements to the access road, but cannot do anything to impede the use of the access road since it is shared with Tyler Pipe.

Durso argued it would not make sense to put a crosswalk at the Brookside Road intersection before a signal or turning lane is added.

Planning commissioners decided to grant a time extension of the project until January 2022 and table the discussion.

The Spring Creek Settlement subdivision on Mertztown Road project was represented by Andrew Hoffman of Zator Law and John McRoberts, project engineer.

The planning commission wanted to ensure the homeowners association linked to the project would be able to handle maintaining the walking trails, fences and stormwater basins for which they were responsible.

There also was a discussion about a delineation of open space on the property. Commissioners discussed using some of the open space on the property to connect to existing walking trails.

The motion to recommend approval of the preliminary final plan was unanimously approved.

The final plan discussed was the Hamilton Crossings modification plan for The Park at The Shelby. The plan would involve putting in a permanent greenhouse seating area, which would include landscaping, fire pits and a park-like atmosphere.

Jones wanted to make sure the greenhouse is able to withstand inclement weather such as snow and hail.

The applicant was represented by their council Joseph Piperato. Piperato said with the modification the parking and impervious coverage would remain consistent. The discussion was tabled.

The next planning commission meeting will be 7 p.m. Nov. 9.
