Major commercial development proposed for Schnecksville

A major commercial development comprised of five structures has been proposed in Schnecksville with boundaries along Routes 309 and 873, and Schneck Road.

The project includes a 5,585-square-foot convenience store with gas pumps; a 6,800-square-foot retail store; a 30,000-square-foot medical office building; a 4,500-square-foot bank with drive-through; and a self-storage facility with 88 units, all on 11.8 acres.

To clear the land for the new construction, several existing buildings will be removed.

These include the large auto repair business, an orange brick house and the vacant building with a veterinary clinic sign in the front.

An internal road through the commercial center is planned to connect with Routes 309 and 873 at the existing traffic light.

Route 309 Associates, Hamburg, is listed as the applicant which is also referred to as King’s Real Estate Group Inc. on documents submitted with the proposal.

The convenience store is planned to be open 24 hours a day, seven days a week with a staff of 10 employees and a manager.

The medical office building is expected to employ 130 individuals at the two-story facility which will offer X-rays and physical therapy in addition to exam rooms.

The retail store is anticipated to be open seven days a week with five employees and manager.

The bank, designed for four tellers, and a manager and assistant manager, is expected to be closed Sundays.

The self-storage section is planned to be open 24 hours a day, seven days a week.

The applicant has requested water service of 2,460 gallons per day from the Lehigh County Authority and sewage discharge at 120,000 gallons a day to the Allied treatment plant at the confluence of Schneck Road and Spruce Street.

Stormwater infiltration facilities are shown along the northeast property line to capture run off from the increase in impervious surfaces.

The developer submitted a conditional use application to the North Whitehall Zoning Hearing Board for consideration on Aug. 13.

As of press time, the hearing for the conditional use review was continued until 7:30 p.m. Sept. 3.
