Lehigh Township Board of Supervisors, during a special Aug. 5 meeting, granted preliminary approval of proposed changes to ordinances under consideration as they pertain to the second phase of developer David Jaindl’s Lehigh Valley Spa and Resort project, planned on the 600-acre former Mary Immaculate Seminary land, off Cherryville Road.
The ordinances dealt specifically with the Planned Residential Resort Community sections of the zoning and the Subdivision and Land Development Ordinance as they pertain to the project.
Discussion during the meeting revisited the issues surrounding the recreation fee and the connector road, as well as alley and shared driveway widths, road widths and parking in the planned development.
Phase two of the massive project focuses on the addition of 475 dwelling units, including single-family homes and apartments.
Of special interest to the meeting attendees was the fact that the proposed number of age-restricted apartments has been lowered to 50 out of the originally proposed 152.
According to the Jaindl team, there is no market for 55-and-over housing anymore. However, board Chairwoman Cynthia Miller said township residents have told her the only reason they agreed to ordinance changes was because there were going to be age restrictions.
In the interest of moving forward, both sides have made concessions and agreed to keep the lines of communication and negotiation open while the paperwork is being drawn up by solicitors.
In the next step, a draft of the ordinance will be sent to the supervisors for review. Once reviewed, it will be advertised, and a final vote can take place.
Miller urged residents who may have a problem with the ordinance changes to speak up now while modifications can still be made.
