LMT Planning
The Nov. 13 meeting of the Lower Macungie Township Planning Commission began with a discussion of a funeral home from Ricky Kulik Real Estate LLC.
The project was represented by Ron Saluatore of Matthews Environmental Solutions. Township Planning Director Sara Pandl was happy with the project’s landscaping plan, which includes a water feature in the detention basin as well as a gazebo.
There were a few waivers the applicant requested including a separate preliminary and final plan, a waiver involving the slope of the water basin and the extension of the sanitary sewer line.
Another project discussed during the meeting was Millbrook Farms, which was represented by Catherine Durso, of Fitzpatrick, Lentz and Buba. The property is 21.3 acres and would include 42 single family lots.
Planning commissioners discussed the traffic impact fee, which came to approximately $79,500. A decision was made that all routine maintenance will be handled by the applicant and all other improvements would be handled by the township.
There was discussion of changing the layout of the park in the development and Pandl asked for a revised layout of the park equipment. The waiver associated with the recreational area and fees in the development would have to be adjusted because the size of the area changed slightly. The final plan for the subdivision was approved unanimously.
The Spring Creek Properties was another project discussed during the meeting. The project involved the consolidation of three properties and was represented by Attorney Greg Davis of Saul Ewing. There would be a warehouse on the property with the possibility of multiple tenants.
Pandl questioned Davis about the acreage of the habitat area on the property and if developers were looking to increase the habitat area. There would be a corridor along the water to create a habitat for toads living on the property.
Planning commissioners had concerns about the circulation on the property. They questioned if trucks waiting to enter the property would be blocking the entrance or exit. Pandl also suggested having a gateway or sign at the entrance to the property.
Commissioners were interested in finding a method to keep trucks out of Alburtis. A suggestion was made to include an area where trucks can turn around if they are heading in the wrong direction.
Davis said he wanted to combine the whole property into a single zone, as he would not turn part of the property to commercial use, despite his previous plans. Davis said he was considering having a monument, sign or feature by the entrance. The discussion was tabled.
The final project discussed during the meeting was the Cedarbrook Road Industrial Park. This project was represented by Michael Jeitner of Bohler Engineering.
The project, which involves updating a quarry already in existence, has access off of Schantz Road and would involve adding some new towers as well as replacing some of the other equipment on the property.
Jeitner asked for a deferral of the frontage improvements requirement. He also said the property would not be connected to the sewer line and the project would reduce impervious coverage on the property. Planning commissioners unanimously approved the plan.
The next Lower Macungie Township Planning Commission meeting will be Dec. 11. Usually the planning commission meets the second Tuesday of every month and occasionally there is a workshop meeting on the third Tuesday of the month. Meetings take place 7 p.m. and are in the Lower Macungie Township municipal building, 3400 Brookside Road.
