A major project discussed during the Nov. 14 Lower Macungie Township Planning Commission meeting was the Spring Creek Properties sub-development project.

The utilities are partially on the Jaindl real estate property and partially on the school district’s neighboring property. The commissioners said the plan has more than adequate street trees and the overall landscaping has been approved. The utilities would use wires that go straight into the building either from poles or underground.

Jaindl was represented at the meeting by attorney Joe Zator and his engineer Bruce Anderson from Pidcock Engineering.

East Penn School District was represented at the meeting by Solicitor Marc S. Fisher, of Worth, Magee & Fisher, P.C.

Jaindl tapped into an existing water line along Route 100 and would connect at the rear of the building. They are still not sure which direction the gas is coming from, but it would also tie in to the back of the building. The tie in for the sanitary sewer would be on the east side of Route 100.

The sanitary sewer would connect to the back of the medical office building for future maintenance. There are eight lots fronting Quarry Road. If the systems fail, they have a sanitary sewer pipe in their back yards.

There was discussion about the easement on the school district property. Jaindl wanted to put in temporary grading to divert stormwater from the development. The stormwater would be taken to a pipe by Route 100.

There was a discussion of a property between Quarry Road and the new Sauerkraut Lane. Jaindl made many visits and attempted written contact with the property owners without success. Added turning lanes from the Sauerkraut extension and changes to Quarry Road would encroach onto the property in question. Once Sauerkraut Road is finished, Jaindl’s obligation would become clearer.

Jaindl representatives talked about the brickwork and stone pillars to be used on the medical office building and the commissioners felt the building would be very aesthetically pleasing.

There were three things Fisher wanted to talk about. First was the Sauerkraut Lane extension. Another item discussed was the 20-foot retention pond and utility easement. They have to go back and make sure it is permitted. There were also questions about what should be shown at the residue property.

The commissioners explained it was difficult to keep track of all the different parts of the subdivision. They also discussed setting a time limit on some of the deferrals for the project. A motion was made to move the project forward and it was approved.

Another project discussed was the Suburban Self-Serve car wash. The commissioners said the sidewalk has been provided and the landscaping has been increased. Bud Newton, of Newton Engineering, representing the applicant, said the utility lines would be raised and moved. There was one waiver for a separate preliminary plan. The waiver and the preliminary plan were approved unanimously.

The next Lower Macungie Township Planning Commission meeting will be held 7 p.m. Dec. 12 at the Lower Macungie Township building. Meetings are held on the second Tuesday of the month and sometimes there is a workshop meeting on the third Tuesday of the month.
