LMT PLANNING
The Sept. 12 meeting of the Lower Macungie Township Planning Commission began with a discussion of the Fleming Minor Subdivision.
The lot in question has steep slopes and is wooded. A right of way and frontage improvements on Sweetwood Drive were discussed. Planning commission members asked about a recreation fee and a traffic impact fee. There was a request for a sidewalk along Sweetwood Drive.
Another project discussed was the CVS on Route 100 and Willow Lane. The preliminary plan was approved, but they are waiting on the rest of the stormwater information for the final plan. There was further discussion on stormwater and irrigation before the discussion was tabled.
Natural Wonders Early Learning Center was another project on the agenda. The project is a child care center with a focus on the natural world. The center is currently renting a property on Hamilton Boulevard shared with two other occupants. There is a plan to add a play facility to the back of the property.
The learning center plans to start with 30 children newborn to 12 years old. There is not currently a plan for a shuttle, but there is an agreement with East Penn School District to have a bus stop on the property with transportation to all the local schools in the Wescosville and Lower Macungie Township area.
There is a plan to have a walkway from the western edge of the property to the building. Sidewalks, along with other frontage improvements were discussed. It was mentioned parents would drop off their children inside the building instead of at the curb by the front door. There was an agreement made to rearrange the playground so that it is no longer in the buffer.
The hours of operation for the child care center would be 6:30 a.m. to 6 p.m. The playground would be segregated by age group and there was a conversation about having the appropriate lighting in the parking lot.
Another project discussed was the Cedarbrook Road Industrial Park. The plot would be divided into two properties; one 10 acres in size and the other 25 acres in size. There is a plan to replace the two existing batch plants with one 5 ton batch plant.
The silos on the property would be 70 feet high. There was a discussion about a macadam path along the border with Shantz Road. The planning commission asked about the possibility of a common driveway for both lots. Discussion of the project was tabled until the next meeting.
During the meeting the Spring Creek Properties project was discussed. The property had two main lots, one of which was owned by the township for stormwater. There was a discussion about frontage improvements. The planning commission suggested a sidewalk along new Schoeneck Road.
There was a plan to put in a two story office building on the property. The planning commission asked for a master plan for the property. The developer explained he is waiting for the completion of a road currently in the construction process before making a master plan. He added the master plan would be dynamic, not static.
There was a plan to develop the entire 14 acre property as a commercial development. There was discussion about adding a pedestrian route in front of the medical office building and discussion about a retention basin.
The Suburban Self-Service Carwash was also on the agenda. There was a discussion about adding a tunnel car wash. The planning commission asked about adding frontage improvements on Mill Creek Road, including trees and sidewalks. The discussion was tabled until the next meeting.
The final presentation at the meeting was Body Elite. The building would be on two properties on Hamilton Boulevard. The property would be a fitness facility. People would make appointments, and large groups of people typically do not come in at the same time.
Due to this, the property would be able to have a smaller amount of parking. It would typically be one-on-one training with personal trainers on site. Sessions would last between 30 minutes and an hour. The planning commission said that Body Elite needed to submit a lot consolidation plan and that the parking lot needs to be adjusted.
The Lower Macungie Township Planning Commission meetings typically take place on the second Tuesday of the month. A workshop is occasionally held on the third Tuesday of the month. Meetings are 7 p.m. and take place in the Lower Macungie Township Building, 3400 Brookside Road, Lower Macungie Township.
