Lehigh Valley house sales up 3.7 percent
The Lehigh Valley real estate market again evidenced positive results, with a 3.7 percent increase in closed sales of houses in June to 858, compared to 827 in June 2015, according to figures released by the Greater Lehigh Valley Realtors (GLVR).
According to the GLVR June report, the Valley housing market “triumphantly ended the first half of 2016 on a high note, riding a wave of positive transaction figures and sales activity that has been gaining steam since the first of the year.”
Closed sales of houses were up 12.7 percent to 3,693 for the first six months of 2016, compared to 3,278 for the first six months of 2015.
“Halfway through 2016 and the Valley’s real estate market is performing just as positively as was predicted at the beginning of the year, which should give everyone cause to celebrate,” said Justin Porembo, Greater Lehigh Valley Realtors CEO. “Homes across the Valley are selling quickly and many sellers have been getting a higher percentage of their asking price, which is just good news on top of good news,” Porembo said.
Pending sales of houses increased 3.3 percent to 815 in June from 789 in June 2015 and 12.6 percent for the first six months of 2016 to 4,412, compared to 3,917 for the first sixth months of 2015, the GLVR reported.
“2016 has been great so far and we hope it continues along this trajectory,” said Chris Raad, President of Greater Lehigh Valley Realtors. “There are, however, a few uncertainties like the presidential election and a possible interest rate increase that could cause things to cool down by the end of the year. But for the immediate future, the market looks vibrant and strong,” Raad said.
Prices were a tad soft. The median sales price decreased 7.3 percent to $179,900. Days on market was down 9.8 percent to 55 days, while sellers were encouraged as the months supply of inventory was down 42 percent to 4.7 months.
New listings continued to decrease, down 24.9 percent in June to 990 from 1,318 in June 2015.
Days on the market decreased 9.8 percent in June to 55 days from 61 days in June 2015.
The median sales price decreased 7.3 percent in June to $179,900 from $194,000 in June 2015.
The average sales price decreased 5.9 percent in June to $208,165 from $221,263 in June 2015.
The percentage of list price received increased 0.5 percent in June to 97.5 percent from 97 percent in June 2015.
The afford-ability index increased 8.6 percent in June, compared to June 2015.
Inventory decreased 34.9 percent to 3,191 in June from 4,902 in June 2015.
The months supply decreased 42 percent to 4.7 in May from 8.1 in June 2015.
Closed sales of houses in the Lehigh Valley increased 14.9 percent in May to 681, compared to 629 in April 2015.
Closed sales of houses in the Lehigh Valley increased 15.5 percent in April to 617, compared to 534 in April 2015.
Closed sales of houses in the Lehigh Valley decreased 4.6 percent in March to 520, compared to 545 in March 2015.
Closed sales of houses in the Lehigh Valley increased 23.8 percent in February to 437 from 353 in February 2015.
