Planners review details for movie tavern
At the March 8 planning commission meeting, William Simonds presented his subdivision plan for a lot at 3612 Orchid Place. The area is zoned low-density residential but is a 100-year flood plain and has more than a 25 percent slope. The area is intended for a single family detached development with one to three homes per acre. The plan is to work with the natural land features, particularly the slope.
There is a house already existing on this lot. Simonds wishes to divide his property and create another building site for another dwelling. The new dwelling is to be designed in a way to work with the sloped lot. The plan includes utilizing the existing U-shaped driveway with the new dwelling.
The plan needs to include the 500-year flood plain and public sewer needs to be addressed. There is no driveway configuration on the plan. The proposed building pad and driveway need to be understood with the area topography. There needs to be a plan shown for water runoff. These items need to be resolved along with several other things to have the plan approved.
Mack Trucks has proposed more parking along Alburtis Road. The company also needs more loading docks and office space. It is not clear whether office trailers will be relocated or eliminated. The proposed plan will make for segregated parking. There will be a parking lot for employees and one for trucks.
The commission suggested better provisions for handicap parking as the proposed spaces are a little too far from the building. There is also a need for a layover spot. Mack is also looking to upgrade fire hydrants to pumper style. It was also suggested to clarify what will happen with office trailers.
There was discussion regarding a pipe along Route 100 which is deteriorating. The pipe will be checked.
The Trexler Business Center which includes the proposed movie tavern along with several restaurants and retail establishments, was a lengthy topic of discussion. One of the big concerns is over the historical sycamore trees. Their plight is somewhat in the hands of PennDOT over lane structuring on Hamilton Boulevard.
The proposed development was presented with several facades for the movie tavern. The other buildings are to coordinate with the tavern. However, it is unclear who these tenants will be. Therefore, it was suggested approval be given when there is more information about other tenants.
David Jaindl and his attorney, Joseph Zator, spoke about the importance of opening the movie theater soon. They used the Star Wars movie as an example for the opening of another theater.
