Trexler Business Center plans heard
The first Lower Macungie Township planning commission meeting of the year was held Jan. 12 with the Trexler Business Center development being the main topic.
David Jaindl’s proposed movie theater, retail and restaurant complex was discussed. The proposed development will be bordered by Walmart, Bastian Carpet One and Hamilton Animal Care. The entrance will be between Bastian Carpet and Hamilton Animal Care.
The development will feature movie taverns which will house 11 screens and stadium seating. Seven retailers and several restaurants are also planned for the 17 acre property.
Noted concerns include traffic and the aged sycamore trees. At this point in planning, it looks like two sycamore trees will be cut down. The area had potential for a round-about but adaptive traffic signals will be used. Re-striping of roads will be done by the developer.
Lanta bus shelters are also proposed. Sidewalks will be constructed and visible crosswalks with landscaped islands and medial strips are proposed.
The animal hospital expressed concerns about traffic and disruptions for their patients.
This development was tabled until issues of concern are resolved,
Ciocca Audi Service is requesting a special exception for shared use of a building at 330 Schantz Road. The other occupant is a church. Ciocca will operate an auto repair and detailing business.
There are 59 parking spaces needed in the area, but there are only 42 specified. The Living Hope Church operates on Sundays when the auto facility will be closed. There are 10 unmarked spaces which are being requested to be included then a request for an exception will be filed. There will be a hearing before the zoning hearing board Jan. 26.
The owner of the property at 4025 Fish Hatchery Road is requesting the expansion and extension of non-conforming use. This is for a proposed office for excavating and equipment and vehicle storage. This will be heard by the zoning hearing board.
