Closed sales of houses decrease; annual seasonal slowdown cited

The Greater Lehigh Valley Realtors (GLVR) has reported that October data reveals an anticipated seasonal slowdown following a stretch of year-over-year climbs in sales numbers tallied this past summer.

Closed sales decreased 0.3 percent to 660 in October, compared to 662 in October 2014.

Pending sales, however, increased 19.2 percent over last year to 696. Days on the market increased 2.9 percent to 70. There is a six-months supply of inventory, a decrease of 38.1 percent, encouraging news for sellers. This time last year it was 9.7 months. New listings are down 17.8 percent to 882.

“Transitory periods in the market are common this time of year,” according to Greater Lehigh Valley Realtors President Chris Raad. “This seasonal drop-off is typical and should not be viewed with any alarm, particularly after the robust numbers tallied this past summer.”

Prices nudged higher as the average sales price bumped up 4.8 percent to $199,641. The median sales price stayed relatively the same, registering a .3 percent increase to $170,500. The percentage of list price received increased slightly as well to 96.2 percent. The affordability index rose 4.7 percent to 200.

“The closed sales numbers for the month might be slightly down versus a year ago, but there are still many nuggets of optimism to mine from the other monthly figures,” said Greater Lehigh Valley Realtors CEO Justin Porembo. “In addition, jobless claims have been at low levels and the Federal Reserve did not raise interest rates. There’s plenty to be positive about in the market right now.”

Sales for year-to-date 2015 are up 13.4 percent to 6,729, compared to 5,468 year-to-date 2014.

September was the first month in three months that closed sales did not increase in double digits.

In 2015, closed sales increased by double digits in August, July, June, April and March, by single digits in February and January and declined by single digits in May.

Pending sales increased 19.2 percent in October to 696, from 584 for October 2014.

Days on the market increased 2.9 percent to 70 in October from 68 in October 2014.

The months supply decreased 38.1 percent to 6 months in October from 9.7 months in October 2014.

Inventory was down 28.5 percent in October to 3,783 from 5,294 in October 2014.

New listings were down 17.8 percent to 882 in October from 1,073 in October 2014.

The average sales price increased 4.8 percent to $199,641 in October from $190,458 in October 2014.

The median sales price increased .3 percent to $170,500 in October from $170,000 in October 2014.

The percentage of list price received increased .4 percent to 96.2 percent in October, compared to 95.8 percent in October 2014.

The affordability index rose 4.7 percent.

Closed sales in September increased 5.3 percent to 612 from 581 in September 2014.

Closed house sales in August increased 12.8 percent to 767 from 680 in August 2014.

Closed sales in July increased 13.8 percent to 774 from 680 in July 2014.

Closed sales in June increased 15.6 percent to 779 from 674 in June 2014.

Closed sales in May decreased 2.8 percent to 596, down from 613 in May 2014.

Closed sales in April increased 10.5 percent to 507 from 459 in April 2014.

Closed sales in March increased 19 percent to 514 from 432 in March 2014.

Closed sales in February increased 4.3 percent to 339 from 325 in February 2014.

Closed sales in January increased 5.7 percent to 373 from 353 in January 2014.

The Carbon County data showed a 14 percent drop in closed sales and a 25.6 percent increase in pending sales. New listings rose 1.9 percent to 159 and the average sales price dropped 8.1 percent to $110,504.

The monthly housing data is collected by the GLVR from its Multiple Listing Service, a comprehensive database that includes housing market information from its more than 2,000 Realtor members.
