Jaindl purchases Iron Run building
David Jaindl has announced that the Jaindl Land Company has acquired two properties in a transaction with Lehigh Hanson, the successor of Lehigh Portland Cement.
Lehigh Hanson will lease back for 10 years 55 percent of the Jaindl 7660 building, 7660 Imperial Way, a 124,408-square-foot building in the Iron Run Corporate Center, I-78 and Route 100, Upper Macungie Township.
The second property in the Jaindl acquisition was 1900 Sullivan Trail in Forks Township, north of Easton. It is formerly the headquarters of General Crushed Stone. The 22,000-square-foot structure requires total renovation or removal. The property is composed of more than five acres of commercial land in one of the fastest growing corridors in Northampton County.
Purchase price for the two properties was $8,400,000. Tom and Debby Skeans of Sperry Van Ness-Imperial Realty represented buyer and seller in the transaction.
SVN Imperial will be represent Jaindl in leasing the Jaindl 7660 building, the new name for the Iron Run office building, and providing property management services. SVN will also represent Jaindl in the sale of 1900 Sullivan Trail as a redevelopment opportunity.
The Jaindl 7660 building, which is on 10.13 acres, will be upgraded and repositioned as a Class A multi-tenant office building. There is strong interest in the 14,000-square feet available on the first floor. The top floor offers one of the only large floor plates of quality space in the region. There, 30,000-square-feet of office space is available. It divisible to as low as 5,000-square-feet.
New exterior and interior improvements will include a new entry and lobby, interiors and glass-wall entries to some suites. The building offers key card access and ample parking.
The Iron Run Park is home to several national tenants such as ADP and Hartford Insurance. Clear Channel has just announced the company plans to locate nearby.
Jaindl Land Co., the Jaindl Companies has commercial land development and sustainable crop agriculture covering more than 12,000 acres of real estate and farmland in a four-county region.
