SALISBURY TOWNSHIPZONING HEARING BOARD

A new sign for a Cadillac dealership has been approved by the Salisbury Township Zoning Hearing Board.

On Feb. 4, zoners voted 5-0 to approve the appeal for a variance for the sign.

Richard Salezze of SAR Associates requested the variance. He said he and Andy Scott own the real estate and Chevrolet, Cadillac, Mazda and Volvo dealerships.

The new sign for Cadillac is to replace a sign advertising both the Chevrolet and Cadillac dealerships.

"General Motors is requiring us to have separate signs [for Chevrolet and Cadillac]," Salezze said. "This is a mandate from G.M. They've shifted gears again.

"And since [the time] that we proposed it, [the] Caddy [insignia] won't have a wreath around it," Salezze noted.

Salezze was represented by Atty. William G. Malkames.

Testifying, in addition to Salezze, was Stephen A. Pany, of Pany & Lentz Engineering Company, which prepared the site plan for the sign.

"We're not adding signs. We're adding panels,"Pany said.

Salezze was granted a variance from Section 704.1 for the signage dimension of a free-standing sign in the C-3 General Commercial Zoning District.

The ordinance allows for a sign with a maximum height of 25 feet and a sign area of 32 or 50 square feet, depending on principal use.

The sign approved has a height of 26 feet and approximately 126 square feet.

The dealerships are on 8.1 acres at Lehigh and 33rd streets. Frontage along Lehigh is 516 feet. Frontage along 33rd is 473 feet.

During the 30 minutes of testimony, a history of dealerships, which had included Hummer and Saab, and signs, which had included a sign for Chrysler, at the site, was reviewed.

Zoner Edward Hare made the motion to approve the appeal, with zoner Ronald Evans seconding it.
